Has the assessed value of your commercial property increased?

The Larimer County Assessor’s Office has sent out valuation notices to local business owners reflecting annual appreciation of 30% to 100% or more. Don’t wait! You have until midnight, June 9, 2025, to file a protest if your valuation is high. If you own your commercial property or you are leasing, we encourage you to check your valuation and engage in the appeals process.

Keep in mind:

  • The valuation period includes property sales that occurred between July 1, 2022, and June 30, 2024.
  • New construction and recent sales activity can influence the outcome of your protest. Gather current data and prepare a compelling story.
  • The valuation formula may not accurately reflect the use as of July 2022 or unique aspects of your property.
  • A massive change to overall values will not occur. If you are concerned about your valuation, you need to file a protest.

Protesting your Property value

Notices of Valuation (NOV) for taxable real property were mailed May 1, 2025. The NOV, which is also available online, describes the property you own and lists the actual value for the previous year and the current year. It is your right to appeal your property valuation and/or its classification.

Property owners are encouraged to submit their property protests. The deadline for all property owners to appeal their valuations is June 9, 2025. Late protests will not be accepted. This includes supplemental information to an existing protest.

Please choose one of these convenient options:

  1. Our online protest tool (available until Monday, June 9th, 2025, at 11:59 pm)
  2. Schedule a Phone consultation or In-Person appointment.
  3. By mail to the Larimer County Assessor, P.O. Box 1190, Fort Collins, CO, 80522 (postmarked on or before June 9th, 2025).
  4. By email to [email protected]
  5. Visit the Assessor’s Office in Fort Collins (200 W Oak St, 2nd Floor) to fill out a protest form from 8:00 am to 4:30 pm Monday through Friday.
  6. Loveland County building – May 19th through June 9th – at 200 Peridot Ave 8:00 am to 4:30 pm Monday through Friday (except Memorial Day). Administrative staff & appraisers will be onsite at this location from May 19th through June 9th only.
  7. Fort Collins Only! A temporary secure Drop Box is located at Larimer County Administrative Services Building, 200 W. Oak St, south entrance. Download the 2025 Real Property Protest form, complete, sign & email, fax, or drop it off.
