With insufficient inventory of housing development, Governor Polis and our legislative leadership have decreed increased opportunity as a matter of statewide importance. In so doing, four pieces of legislation have been signed into law which preempts local zoning restrictions deemed to be overly restrictive. The Fort Collins U+2 occupancy ordinance is dead; accessory dwelling units will be permitted in all residential zones; minimum parking requirements are no longer enforceable; and higher residential density must be permitted within transit corridors.
